Doug and Bob have both written articles asking you to make a submission on the draft MidCoast LEP. To be heard by Council, we need many voices. To make it easy for you, here is how to go about making a submission and some points to say.

  • To make a submission, go to the link at the bottom of Doug’s article “A Time to Yell”. This takes you to the MidCoast Council website. Scroll down the page to the heading in white writing with a bluish background “Have Your Say”. Click on the bit that says “Read the Planning Proposal and make a submission”. This takes you to a new page. Towards the bottom you put your name and other details and click “next”. The new page has a place to put your submission.

You only have to make one or two points. Here are some points to make that include the correct jargon.

  • It is proposed to zone Heros Beach C3. It should be zoned RE1 for recreation.
  • The nonurban area has a high ecological value with endangered glossy black cockatoos and koalas. This area needs a high level of protection such as C2, not the proposed C4.
  • The nonurban area is gradually becoming a shanty town with both legal and illegal structures. The proposed zoning of C4 does nothing to stop the further degradation of this land. A higher level of protection is required.
  • The entire area needs to be removed from the SEPP (State Environmental Protection Policy) that allows the building of all these structures in the nonurban area.
  • The proposed C4 zoning allows a dwelling entitlement (with Council consent) on blocks over 5ha in size. It could be possible to have 30 to 50 of these blocks in the nonurban area, including in some areas behind Promontory Way and at Brackens Bay. This land is a high bushfire risk and unsuitable for dwellings. Also, access to Beauty Point is via Brackens Bay.
  • The land close to the Bulga Creek Marine Sanctuary Zone needs a higher level of protection than C4.
  • The land along the waterfront from Carrington to Bundabah Creek needs a higher level of protection than C4.
  • The proposed C4 zoning does not include any vegetation controls. We already have uncontrolled vegetation removal in the nonurban area and we need a higher level of protection of this vegetation.
